How it works

1

Record the move-in condition

Walk through with your phone. For every room, set each item's condition, add a short note about anything less than perfect, and attach photos of pre-existing damage.

2

Re-check at move-out

Switch to the Move-out tab and record the same items again — new condition, new notes, new photos. Nothing from move-in is overwritten.

3

Print the comparison report

One click builds a dated report with move-in and move-out side by side, changed items flagged, photos embedded, and signature lines for both parties.

Frequently asked questions

A dated inspection with item-by-item condition notes and photos, signed by both tenant and landlord, is the strongest evidence you can bring to a deposit dispute or small-claims case. Courts and mediators consistently give more weight to documented move-in condition than to anyone's memory months later. This tool is not legal advice, but thorough documentation puts you in the best possible position.
Yes. Print the report at move-in, walk through together, and have both parties sign and date it; do the same at move-out. If your landlord will not participate, complete the inspection yourself, keep timestamped copies, and email or message a copy to the landlord so there is a dated record they received it.
Note the condition of every surface a deposit deduction could touch: walls, paint, flooring, fixtures, and appliances. For each item choose the closest condition rating and add a short note for anything less than Good — for example, "small scuff behind door". Photos matter most for pre-existing damage.
The move-out re-check records the same items again so the report can compare condition side by side and flag anything that changed. Only changes between move-in and move-out can fairly be called tenant damage — the comparison table in the printed report makes that obvious at a glance.
Yes. Everything — including your photos — is stored only in this browser's local storage on your device. Nothing is uploaded to any server, and no account is needed. Export the JSON file if you want a backup, since clearing browser data will erase the inspection.

Why a written move-in inspection protects your deposit

Most security deposit fights come down to one question: was that damage already there? Without a written record, it is your word against the landlord's — and landlords usually win that argument. A room-by-room inspection completed on move-in day, with photos, turns a vague disagreement into a documented fact. Paid inspection apps charge monthly subscriptions for this, and the free alternatives are static PDF checklists you cannot update, photograph, or compare. This tool gives you the interactive version for free, entirely in your browser.

Start at the front door and work room by room. For each item, be honest but specific: "Good" with no notes means you accept the condition as fine, while "Fair — paint scuffs behind the bedroom door" creates a precise record a landlord cannot argue with later. Photograph everything that is already damaged, and photograph the overall room too — wide shots establish context that close-ups lack. Turn on your phone's location and timestamp if your camera supports it; metadata is extra proof of when a photo was taken.

Do not skip the boring items. Outlets, smoke detectors, window screens, and appliance interiors are exactly the things landlords deduct for, because tenants rarely document them. Test appliances while you are there: run the stove burners, open the fridge, flush the toilets, run each faucet hot and cold. A note that says "dishwasher runs, slight rust on lower rack — move-in" is worth more than any argument later.

At move-out, the re-check is what makes this tool different from a checklist PDF. Record the same items again and the report highlights every change automatically. Normal wear and tear — small nail holes, faded paint, worn carpet in traffic areas — is not tenant damage in most states, and a side-by-side comparison makes it easy to separate wear from real damage. Print two copies of the final report, sign and date both with your landlord, and keep yours with your lease paperwork until the deposit is returned.

  • Complete the move-in record on or before the day you get the keys — never weeks later.
  • Both parties should sign; if the landlord refuses, email them a copy so delivery is timestamped.
  • Keep photos until your deposit is refunded, plus a few months beyond in case of disputes.
